Property management

A part of our activities is property management services.

                                                           

As "property management services" we define the regular visits that we do to the under contract properties, in order to verify the good condition, to detect any possible problems, and report to the owners.

 

Indicatively, attention is paid to the following main points:

 

1. Controlling the surrounding area:

  • Checking for problems - violations on the perimeter of the property.

  • Verifying the good condition of the plants.

  • Verifying the proper work of the automatic irrigation systems.

  • Verifying the good operation of the external lighting and the E/M installations (automated doors, swimming pools, Jacuzzi, etc).

  • Verifying the good condition of external metal or wooden structures (pergolas, kiosks, etc.) and external ancillary buildings and facilities (warehouses, BBQ, etc.).

  • Verifying the good operation of wells - rainwater runoff.

2. External inspections of buildings:

  • Checking for possible breach of buildings.

  • Checking the visible points of the roofs for obvious problems.

  • Checking the visible points of the gutters for obvious problems.

  • External inspection of frames (shutters - front doors) for possible damage.

  • Verifying the proper operation of the external lighting of the buildings.

  • Verifying the proper operation of the external water supply networks of the buildings.

 

3. Internal inspections of buildings:

  • Verifying the proper operation of the electrical installation.

  • Verifying the proper operation of the plumbing.

  • Verifying the proper operation of the sewerage networks.

  • Verifying the proper operation of the cooling-heating systems.

  • Check for moisture inside the buildings.

  • Check for moisture in cabinets, cupboards/kitchen drawers, and generally enclosed spaces.

  • Verifying the proper operation of the internal frames.

For the conduction of the above inspections, or any others discussed and agreed with the owners, it is possible to carry out one or two monthly visits.

Checks will also be carried out after any severe weather conditions or natural disasters that may affect the property area.

 

We also undertake the collection of the bills of utility companies related to the ownership and their payment, through a debit bank card issued to us by the owners, as well as their information on the tax and legal obligations related to the property, in case we are given the corresponding command.

The cost includes regular meetings with property owners to discuss further action.

The annual cost for one visit per month amounts to € 350.00 plus VAT.

The annual cost for two visits per month amounts to € 500.00 plus VAT.

 

The above costs do not include our fees for the planning and supervision of work that arises or is required either due to natural or non-physical damage or for work that the owners request to be done.

Those fees are described in the section "Services".

There is no fee requirement, nor is there any responsibility for supervision, of work performed by staff or craftsmen to whom the owners have assigned tasks themselves (cleaners, gardeners, etc.).
